WHEN IS MY BOOKING BINDING?
The parties are committed to the agreement as soon as the booking is confirmed and the deposit (or the full rent) is paid.
WHEN SHALL I PAY?
If you book more than 60 days in advance, the deposit is 500 SEK/week plus possible cancellation insurance. The deposit shall be paid within 10 days from when we have sent the confirmation document to you. It will be deducted from the rent. The remaining rent shall be paid, at the latest, 60 days before the agreed arrival date.
If you book within 60 to 30 days from the arrival date, the full rent shall be paid within 5 bank days. If you book later than 30 days before arrival, the rent shall be paid within 2 bank days. The rent shall always be paid before arrival.
If you book a period of more than 30 days, you do not have to pay the following 30-day periods until the last bank day before the start of each new 30-day period.
WHAT HAPPENS IF I DON'T PAY IN TIME?
If you do not pay the deposit in time, we are entitled to cancel your booking. If you fail to pay the rent it will be regarded as a cancellation and the regulations for cancellations will apply.
WHAT APPLIES IF I WANT TO CANCEL?
You may cancel verbally or in writing to us, or to the representative who received your booking. The cancellation is not valid if it is made to someone else or is sent to the summer house. We are obliged to confirm your cancellation in writing.
If you cancel earlier than 40 days before agreed arrival date, you do not have to pay more than a service charge fee of 500 SEK plus the cancellation insurance.
If you cancel 40 days or later, before agreed arrival date, you have to pay 90% of the rent.
If you have already paid more than you would have to pay in case of a cancellation the difference will immediately be repaid to you.
If we manage to let the summer house to someone else, an amount corresponding to the new tenant rent, minus the deduction of an service charge of 500 SEK and minus the cancellation insurance, will be repaid to you.
BUT IF SOMETHING HAPPENS TO ME?
You can protect yourself against the cancellation costs by buying a cancellation insurance. The cost of the insurance is at most 375 SEK.
This means that in certain cases you can cancel, up to the day before the agreed arrival date, at the cost of the service charge of 500 SEK. The cost of the cancellation insurance is not repaid at a cancellation.
The cancellation insurance is valid in the following cases, which must not have been known about at the time of booking:
You must be able to verify the above by means of a certificate from, for example, a physician, an authority or an insurance company. The certificate should be sent us as soon as possible, preferably within a week from the cancellation day.
WHAT ARE MY RIGHTS?
If the summer house is not in agreement with what was promised or at the agreed time, you have the right to cancel the booking. We are then obliged to repay your entire payment and to compensate you for your verified and reasonable costs, with a deduction of the use you have had of the summer house.
Instead of cancelling the booking you can request a reduction of the rent
If you have any complaints you should state them to us as soon as possible, preferably within 3 days from the arrival day. Faults that arise during your stay should be reported immediately, to give us a chance adjust them.
You have the right to put someone else in your place and we have to accept that person if we do not have special reasons to refuse. In such cases you have to inform us before the arrival day. In this event there will be a rebooking charge of 200 SEK.
WHAT ARE MY OBLIGATIONS?
You must look after the summer house well and act in accordance with current rules of order, instructions and directions. You are responsible for all damage to the house, its contents or surroundings, caused by you or by someone in your company.
You must not use the summer house for anything other than that which was agreed at the booking (usually leisure purposes) and you may not let more people stay over night in the house or in the garden than you stated on the booking occasion.
THE AGREEMENT IMMEDIATELY CEASE TO BE VALID IF
If the agreement ceases to be valid due to any of the reasons above, you and your company must immediately leave the summer house, and you are not entitled to repayment of any part of the rent.
Please clean the house thoroughly before leaving. If you fail to carry out the cleaning, we will do it on your expense. At arrival you will leave a deposit of 500 SEK for cleaning. The deposit will be repaid at the time of your departure, after inspection of the summer house and approval of the cleaning.
WAR NATURAL DISASTER STRIKES ETC.
The parties are entitled to cancel the agreement if the summer house is not available due to acts of war, catastrophe, conflicts on the labour market, extended interruption in the water or energy supply, fire or other similar major incidents, that neither you nor we were able to anticipate or influence. In those cases we are obliged to, repay the amount you paid, as soon as possible, after a deduction for the use you have had of the summer house.
WHAT IF WE DON'T AGREE?
Please send possible complaints directly to us. Your possibilities of compensation will decrease if your complaint is delayed. If we do not agree, you can turn to The National Board for Consumer Complaints. The board has an impartial chairperson and a number of representatives from travel agencies and consumer interests. The municipal consumer adviser in your hometown can help you.
OTHER ISSUES:
IMPORTANT
: Cleaning, bed-linen, towels, toilet-paper, kitchen paper, cleaning agents etc. are NOT included in the rental of the summer house. Please remember to bring these items with you.
